SALARY: $64,729.60

This is a full-time exempt position, approximately 40 hours per week. As a condition of employment, work schedules may change as necessary to best provide user services and to meet the Library’s responsibility to the citizens of Greene County.

Preferred education and experience is two years college or technical school with five years’ experience in areas of HVAC, plumbing, electrical, landscaping, painting, construction, carpentry, custodial services, lighting, and security. Attach applicable transcripts to your application.

The Director of Buildings and Grounds is responsible for providing strategic leadership and oversight of the maintenance, operations, and management of the organization's physical facilities and outdoor spaces. This role involves developing and implementing maintenance programs, overseeing building renovations and capital improvement projects, and ensuring compliance with safety and environmental regulations. Strong leadership, project management skills, and a deep understanding of facility management and maintenance best practices are essential for success in this role.
Essential Functions
Responsible for daily maintenance of library facilities and grounds
Manages personnel to assure productivity and safety
Plans and carries out procedures that insure system-wide compliance with Federal, State and local government regulations including ADA, safety, and Workers Compensation
Provides or coordinates training for staff to ensure proper safety procedures
Oversees the maintenance and operation of all heating, ventilating and air conditioning equipment
Works with contracts and vendors for special projects and janitorial and trash service
Responsible for maintenance of Library fleet vehicles and the mobile library
Prepares departmental budget and is accountable for departmental expenditures
During inclement weather, checks and reports road and facility conditions to the Executive Director
Available for emergency call-outs 24 hours a day, 7 days a week
Assumes responsibility for disposal of surplus property in accordance with Library Policy and State and Federal regulations when applicable
Maintains awareness of building lease terms for the purpose of maintenance planning and repair
Receives and communicates flag notifications and is responsible for flag replacements
Interprets and implements the Library’s General Conduct Policy
Consistently punctual for work and meetings. Completes assigned duties in a timely manner.
Exemplifies professional attitude and demeanor while engaging constituents, including the ability to work and interact with others in a cooperative, pleasant, and constructive manner.

Mathematical Skills
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume
Ability to apply concepts of basic algebra and geometry
Reasoning Ability
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
Minimum Qualifications
Two years college or technical school with five years’ experience in areas of HVAC, plumbing, electrical, landscaping, painting, construction, carpentry, custodial services, lighting, and security preferred
Supervisory experience required
Valid "Class E" driver's license
Required Knowledge, Skills and Abilities
Considerable knowledge of facilities management with particular emphasis on building and equipment maintenance, HVAC, plumbing, electrical and mechanical systems
Demonstrated ability to organize work effectively, lead and direct personnel, and plan and carry out programs
Working knowledge of general management practices
Knowledge of safety regulations and Federal, State and local government regulations
Proven ability to work and negotiate with vendors
Superior oral and written communication skills
Basic knowledge of MS Word, Excel, and e-mail programs
Basic knowledge of the public service environment

Physical Demands
This job can be physically demanding, requiring workers to adjust heavy equipment, squeeze through tight spaces, climb tall ladders, and carry heavy objects
Performs bending, squatting, kneeling, crawling, climbing, twisting, and reaching both to ground level and overhead, holds and grips objects, subject to working in awkward positions and periods of prolonged walking, sitting, or standing
Work Environment
Will perform work indoors and outdoors with exposure to a variety of conditions
Susceptible to mechanical and electrical hazards associated with equipment and wiring
May be exposed to hazardous chemicals and other safety hazards
Miscellaneous Requirements
Must pass a security background check
Must pass a pre-employment drug test
Must pass current motor vehicle record review
